San Tan Valley voted to incorporate in August 2025 and became a town on September 17, 2025. With close to 100,000 residents at the 2020 census, it was one of the largest unincorporated communities in the country before that vote. Town rules on things like street use are still taking shape, so check the town website before your move date if you plan to park a truck on a public street.
Johnson Ranch
Johnson Ranch is one of the older master-planned communities in the area, with golf course homes and HOA rules that cover street parking and trash placement. Confirm with the HOA how long a moving truck can stay parked out front, since a full home can take most of a day to load.
San Tan Heights and Pecan Creek
